The problem we intend to solve

HVAC is the load, and peak demand is the price.

Demand charges punish the worst 30 minutes

A commercial bill is not just kilowatt-hours. Peak-demand charges are set by a handful of half-hours a month — often the morning warm-up, when every zone in the building calls for heat at once.

The building is empty half the time

Offices sit unoccupied overnight and at weekends. That is a large, well- insulated thermal store, and an enormous window of cheap, clean power, both going unused.

Carbon has to be reported now

Emissions reporting and reduction targets are no longer optional. Shifting load away from carbon-heavy peaks moves the number without touching comfort.

Batteries are capital you may not have

Grid-scale-adjacent storage is expensive and slow to approve. The building's own mass is already on the balance sheet.

The intent

What we're designing.

Everything below is roadmap language. It describes what the commercial track is designed to do, not what it does today.

  • Occupancy-driven scheduling — designed to take occupancy from room-booking and calendar systems, and pre-condition only the spaces that will be used.
  • Peak-demand shaving — will stagger and shift plant start-up so the building's demand peak is flattened, not merely moved.
  • Works with what you have — designed to sit alongside existing heat pumps, chillers and BMS rather than replace them.
  • Portfolio scale — one view across many buildings, each with its own learned thermal model.
  • Reporting that stands up — kWh, cost and CO₂e attributed to load shifted, in a form that survives an audit.
  • Comfort as a constraint, not a hope — the schedule is optimised subject to holding the occupied setpoint.

Where we actually are. The control engine, the thermal model and the tariff-aware scheduler are real, running today on residential buildings. The commercial track adds occupancy integration, demand-charge optimisation and portfolio reporting on top of that foundation. We are looking for pilot partners, not customers — there is no pricing, and nothing to buy.
